  • AppFolio is the online system/app we use to manage your rental account and make things easier for you as a resident. Think of it as your one-stop portal for everything related to your apartment. Through your personal AppFolio portal you are able to pay rent, create maintenance requests, view your lease, and check your balance.

  • Each rental property is different regarding which utilities must be placed in the tenants name. The AppFolio listing describes which utilities you will need to place in your name and which will be billed back to you through your online portal.

  • At Bauer Property Management rent is always due in full before or on the first of every month.

  • At Bauer Property Management we prefer rent to be paid through your AppFolio online portal. The portal allows you to make payments via debit and credit card.

    Another payment option is via check, either sent to or dropped off at our office.

  • Yes! Automatic payments can be set up through your AppFolio tenant portal. This option allows rent to be paid each month automatically without manual submission.

  • Appfolio has partnered with Flex to help residents manage rent payments through a flexible payment schedule. Through Flex’s built-in integration in Appfolio’s Online Portal, residents get a seamless rent payment experience, while the Property Management company will get an automatic receipt and deposit records.

    Bauer Property Management receives full rent on the first of every month, and the tenant completes payments according to their Flex pay schedule by month end.

  • Late fees are applied to your monthly bill on top of rent when Bauer Property Management does not receive a full rent payment on time. Late fees are applied on the 4th of every month and are 10% of the current balance.

  • All maintenance requests can be submitted through your personal online portal. Once logged in, navigate to menu —> maintenance —> request maintenance.

    Please include as much detail as possible. Photos are strongly encouraged to help our maintenance staff prepare appropriately.

    Once our staff receives your request, you will receive a text message regarding your issue.

  • Bauer Property Managements business hours are Monday-Friday 9 AM to 5 PM.

    For emergency maintenance issue outside of those hours (such as flooding, heat loss, power issues, and gas odors), please contact our 24/7 on-call maintenance staff at one of the following numbers.

  • Move-out inspections are an optional service offered by Bauer Property Management. During the inspection, a staff member will walk through the unit with you and identify items that may result in a security deposit deduction if not addressed.

    We recommend scheduling the inspection a few weeks before returning keys to allow time for corrections. Once keys are returned, move-out inspections are no longer available.

    At Bauer Property Management, we expect the apartment to be returned to us in the same condition it was given to you in.

  • Bauer Property Management has up to 30 days to process move-outs. Security deposit checks are mailed to the forwarding address provided at move-out unless otherwise instructed.

    Please note a $75 fee will be charged for after hours lock out services.

  • Upon move-in, you will receive a new tenant packet. In that packet, there will be a discrepancy report, which allows you to fill out anything you notice in the apartment. We ask that the form be returned to the office within one week of move-in, where it will then be kept in your file, ensuring you are not charged for the damage upon move-out.

    In the event that anything needs to be fixed or repaired rather than just noting something, we ask that you please make a maintenance request through your tenant portal.

    Before all Bauer Property Management move-ins, our staff takes move-in pictures of the entire unit.

  • Anyone! BPM welcomes all types of tenants; both commercial and residential. Whether you are looking for off-campus housing, residential living, or commercial storage space, you are welcome to apply for tenancy with BPM.

  • Applicants at Bauer Property Management must be 18 years or older, have a photo ID, and a valid social security number.

  • Applicants must consent to a soft credit check for their application to me considered.

    Minimum Credit Score: 550

    Credit scores below 700 with significant negative items may require an explanation ad may result in application denial.

    If no credit history exists, a co-signer may be required.

  • Applicants must have a verifiable income equal to at least 3 times the monthly rent.

    If no active income exists, proof of ability to pay or a co-signer may be required. In certain cases applicants may be considered with prepayment of the full lease term.

  • Yes, Bauer Property Management accepts co-signers. A co-signer may be required if an applicant has no, limited, or negative credit history.

  • On average, the entire application process is completed within 10 days of our office receiving a completed application for processing. This is contingent upon verification of income and references.

  • Pets will be considered based on the preferences of the owners whom we represent.  All pet breeds must be approved by owners’ insurance company (Prohibited pet breeds include:  Shaffordshire Terrier—commonly known as Pitbull—or any Staffordshire Terrier mix, Rottweiler, Doberman, Akita or Chow).  An additional deposit will be required for all pets, as well as a signed pet agreement.

    Assistance or Service Animals are not considered pets and are considered on a case-by-case basis in accordance with all applicable laws.

  • Yes, many Bauer Property Management rentals are located within walking distance of Gannon University, making them ideal for students who want quick, convenient access to classes without relying on a car.

  • Bauer Property Management has multiple off-street parking lots available for our tenants. Parking is included for some locations; however, some require an additional fee.

    Parking Rates:
